Keeping your rental property safe, functional, and comfortable is a priority at MPPG. If something needs attention, please submit a maintenance request as soon as possible using our online form. This allows us to respond quickly and allocate the appropriate tradesperson to resolve the issue efficiently.

For Urgent Maintenance, renters should contact our office on (03) 5986 8188 and confirm their request in writing when able to via office@mppropertygroup.com.au
After hours, our phones divert to one of our Property Manager’s mobile phones so please call our office number (03) 5986 8188 for Urgent Repairs and follow the prompts to leave a message about Urgent Repairs.
For emergencies, please call 000 and ask for the relevant emergency service or call the SES on 132 500.
Urgent repairs must be completed immediately because they make the property unsafe or difficult to live in.
Anything on this list is legally defined as an urgent repair. All other repairs are non-urgent.
These directions comply with the Rental Tenancies Act 1997.

Renters who want to move out can either talk to their property manager to reach an agreement, by calling our office on (03) 5986 8188 or give formal notice that they want to leave in writing via the link below.
A notice of intention to vacate is a formal statement that the renter wants to end the rental agreement (lease).
There are only certain reasons renters can end a rental agreement early without breaking the agreement (breaking the lease) and having to pay compensation or lease break fees. Find the list of reasons and timeframes here.

Thank you for your interest in leasing with us. To ensure we match the right tenant to the right property, please complete the application form in full. All applicants over the age of 18 must submit a separate form and provide supporting documents. Once your application is received and reviewed, we’ll be in touch to arrange a private inspection if suitable.

To request maintenance, please submit a maintenance request via our website here or email us at office@mppropertygroup.com.au .
For urgent repairs (e.g. no water, gas leak, serious roof leak), contact us immediately on (03) 5986 8188. These must be attended to within 24–48 hours under Victorian law. For non-urgent repairs, we’ll arrange trades and keep you informed of timeframes. All maintenance requests must be made in writing to ensure proper documentation and compliance.
If you want to leave your fixed term (e.g. 12 month) tenancy at the end of your rental agreement you must give 28 days notice in writing. If you are on a periodic (month to month) tenancy, you must also give 28 days notice of you intention to vacate. Other timeframes apply for giving notice of intention to vacate depending on the reason. Please refer to the reasons listed in the table provided by Consumer Affairs. You can fill out a Vacate Notice on our website.
In Victoria, the standard rental bond is typically equivalent to one month’s rent. All bond payments are lodged with the Residential Tenancies Bond Authority (RTBA) and are fully refundable at the end of the tenancy, provided there is no outstanding rent, damage beyond fair wear and tear, or other breaches of the lease agreement.
After you vacate and return the keys, we conduct a final inspection to assess the property’s condition. If the property is clean, undamaged (beyond fair wear and tear), and there are no outstanding costs, we lodge the bond refund with the Residential Tenancies Bond Authority (RTBA). If there’s a dispute, it may go to VCAT for resolution. Bond refunds are usually processed within 14 business days once all parties agree.
